• Documents: We assist you in gathering all relevant documents and provide you with a clear overview of which documents are needed.
• Market value assessment: We determine the current market value of your property.

2. Marketing

• Presentation: Your property is professionally showcased, with high-quality photos, drone shots, and, if desired, a 360° tour.
• Exposé: Creation of a meaningful exposé with all relevant information.

3. Interested Parties & Negotiations

• Viewings: Organization and conduct of viewing appointments.
• Negotiations: We clarify questions and conduct discussions until buyer and seller reach an agreement.

4. Notary Contract

• Notary selection & draft: Preparation of the purchase contract by the notary.
• Certification: Signing of the purchase contract by both parties at the notary's office.

5. Purchase Price Payment

• The buyer pays upon request from the notary (typically 4–6 weeks after certification), as soon as the notice of conveyance is recorded in the land register.

6. Handover

• Protocol: Documentation of the condition and meter readings.
• Key handover: Transfer of possession to the buyer.

7. Land Register Transfer

• After the complete payment of the purchase price, the notary arranges for the entry of the buyer as the new owner. The transfer usually takes several weeks.

8. Additional Purchase Costs

• Property Acquisition Tax: Depending on the federal state, 3.5–6.5 %.
• Notary and Land Register Fees: Usually borne by the buyer. Typically between 1.5 - 2.0 %.
• Brokerage Fee: Generally 3 % plus VAT for buyers and sellers.

9. Register Additional Costs

• Seller: Deregistration with suppliers (electricity, gas, water).
• Buyer: Registration with the respective providers.

Typically, a brokerage fee of 3.0 % plus VAT of the purchase price is incurred for buyers and sellers. This is due once the purchase contract has been notarized by the notary.

Additional purchase costs are expenses incurred when acquiring a property. These include:

• Property Acquisition Tax: Depending on the federal state, 3.5–6.5 %.
• Notary and Land Register Fees: Usually borne by the buyer. Typically between 1.5 - 2.0 %.
• Brokerage Fee: Generally 3 % plus VAT for buyers and sellers.
